Facility Management Jobs in Dubai for Indians: Roles, Documents and How to Apply
Dubai does not only hire people to build towers. Once a building is occupied, owners need 24/7 operation: chillers, lifts, plumbing risers, fire pumps, housekeeping, security coordination and helpdesk tickets. That is why facility management jobs in Dubai for Indians are a separate job market from pure construction. The roster, client pressure and contract style are different — even when the tools look familiar.
This guide is for technicians, supervisors, helpdesk staff and soft-services leads who want FM work with a proper UAE employment visa. JobsWind will not invent employers, salaries or “guaranteed” community contracts. Pay and housing depend on whether you join a large FM company, a hotel engineering team, or a small maintenance contractor. Read the labour contract, not the brochure.
Direct answer: Indian candidates get facility management jobs in Dubai through employer-sponsored work visas after CV screening, often a technical or situational interview, medical fitness, and emigration clearance for ECR passports. Hard-services roles need trade skill (electrical, HVAC, plumbing, BMS). Soft-services roles need hospitality or housekeeping leadership. Apply only with a named employer and a contract that states job title, hours and who pays visa costs.
What facility management means in Dubai
Facility management (FM) is the organised running of a building after handover. In Dubai that usually includes:
- Hard services: HVAC, electrical, plumbing, fire, lifts (often via OEM subcontractors), BMS
- Soft services: housekeeping, waste, landscaping, pest control, concierge/helpdesk
- Specialist: swimming-pool plant, kitchen equipment, data-hall cooling (only if you have that experience)
Construction MEP is project-based. FM is ticket-based, preventive-maintenance-based, and client-SLA-based. If you dislike night calls and occupied-building manners, FM will feel harder than a new-build site — even if the pay looks similar on paper.

Hard services vs soft services roles
| Role family | Examples | Proof employers want |
|---|---|---|
| Hard services technician | AC, electrician, plumber, multi-skilled tech | Trade test + occupied-building care |
| BMS / controls | BMS operator, instrumentation helper | Platform names you can actually log into |
| FM supervisor / duty engineer | Shift in-charge, mobile supervisor | Crew handling, snag closure, client calls |
| Soft services | Housekeeping supervisor, laundry, waste | Hotel or community experience, English |
| Helpdesk / coordinator | CAFM tickets, tenant communication | Computer literacy, calm English |
Do not apply for “duty engineer” if you have only been a helper. Dubai FM companies are strict about who can isolate electrical boards or sign permits.
Skills and documents
Hard services
- ITI/diploma or verified years in the trade
- Ability to work in occupied apartments without damage claims
- Permit-to-work mindset: lock-out, wet work, hot work as applicable
- Basic English for tenant updates and CAFM notes
Soft services
- Hotel, hospital or large residential experience helps more than a generic “cleaner” line
- Chemical handling and colour-coding knowledge if you supervised housekeeping
- Grooming and ID-card discipline — FM is client-facing
File to keep ready
- Gulf CV with photo — Gulf resume format
- Passport, photos, certificates, experience letters matching dates
- After selection: Wafid/GCC medical as required, labour contract, Emirates ID process via employer
- ECR passport: eMigrate registration
Pay, roster and benefits to verify
JobsWind will not publish a fake “average FM salary.” Packages in Dubai split into:
- Camp + food + lower cash (common for technicians on large contracts)
- Higher cash + you arrange food (more common for some supervisors)
- Shift allowances for 24/7 buildings
Ask in writing:
- Shift pattern (8/10/12 hours, nights, weekends)
- On-call rules and whether call-outs are paid
- Job title on the MOHRE contract versus the offer WhatsApp
- Medical insurance grade
- Overtime vs “consolidated salary”
Gratuity for eligible UAE employees is a legal topic, not a gift. See UAE end of service benefits and confirm current law on official MOHRE channels.
Hiring and UAE work visa
- CV screen against building type (hotel vs community vs mall)
- Interview: technical plus customer-handling scenarios
- Sometimes a practical at a workshop in India
- Offer and contract — visa type must be employment
- Medical and visa stamping
- eMigrate clearance for ECR holders through a registered recruiting agent where required

What FM interviews actually test
- “A tenant says AC is weak at 11 pm. What do you check first?”
- “You find a wet ceiling. Do you open the slab?” (correct answer starts with isolate, protect finishes, report)
- “Client is shouting at the helpdesk. What do you say?”
- For electricians: isolation, RCDs, never work live unless authorised procedure exists
Construction heroes who leave mess in corridors fail FM interviews even if they are technically strong.
Common mistakes
- Using a construction-only CV with no mention of occupied buildings
- Claiming BMS experience after only watching a screen
- Visit-visa “join FM company on arrival” stories
- Paying for a “community visa” from an unregistered agent
- Ignoring that the labour card title may be “technician” not “engineer”

Safe application checklist
- Employer trade licence name matches the contract
- Recruiting agent searchable and valid on eMigrate
- You keep copies of offer, contract, medical slip, visa
- No cash to personal accounts for “file movement”
Building types change the job
A Palm or marina residential community wants quiet technicians who protect marble and deal with tenants who are home. A mall wants night work in public corridors and coordination with retailers. A hotel engineering team works around guests, banquets and kitchen extraction. A data hall or hospital adds stricter permits. Write the building type on your CV. FM recruiters shortlist by asset class as much as by trade.
Mobile “call-out” gangs drive between plots. You may need a UAE licence later. Static building teams stay on one asset. Overtime, diesel, and parking headaches differ. Ask which model you are joining so you do not complain in month two about something that was always the job.
PPM, CAFM and spare parts
Preventive maintenance (PPM) is the calendar of filter changes, pump checks and fire-pump tests. Computer-aided facility management (CAFM) tickets are the reactive stream: “AC not cooling,” “blockage,” “light out.” Good technicians close tickets with notes a supervisor can audit. “Done” with no reading is a fail in mature FM companies.
Spare-parts discipline matters. Occupied buildings cannot wait three weeks for a contactor if the store was never told. You do not need to be a storekeeper, but you should be able to name the parts you replace often and the isolation steps before you swap them.
Customer handling without becoming a doormat
FM interviews listen for tone. You can be technically right and still fail if you argue with a tenant at the door. The professional sequence is: make safe, protect property, explain in simple English, escalate if access or cost needs approval, never enter a home without procedure. Construction site shouting does not transfer.
If English is weak, practise five sentences: greeting, what you will check, how long, what you found, when you will return. Hotels will test this on video.
Practical recommendations
- State building types on the CV: hotel, mall, residential, hospital.
- List CAFM tools only if you used them (Planon, Maximo, etc.).
- Ask whether the contract is a new mobile gang or a static building team — transport and overtime differ.
- Re-check MOHRE and immigration rules close to travel; they are updated periodically.
FAQs
Is facility management the same as construction MEP?
No. FM is operations in live buildings. Construction is installation on a project. Skills overlap; the client and roster do not.
Can a fresher get FM jobs in Dubai?
Some helper or soft-services roles exist, but most hard-services technician posts want hands-on years. See also jobs in Dubai for freshers for entry-level context — still verify each vacancy.
Do I need a Dubai driving licence?
Mobile technicians often do. Static building techs may not. Confirm in the job description. Licence conversion follows RTA/local rules after arrival, not an Indian printout.
Are 12-hour shifts legal?
Working hours are governed by UAE labour law and your contract. Do not assume. Ask for the roster in writing and check official MOHRE guidance if the hours look extreme.
Will I get overtime in Ramadan or on public holidays?
Only as the law and your contract provide. Do not rely on verbal “always double OT” claims.
Can I move from construction to FM on the same visa?
Job and employer changes follow UAE labour procedures. A construction labour card does not automatically authorise every FM task. Follow official transfer rules.
Who pays for tools and uniforms?
Usually the FM company. Personal small tools are sometimes expected. Put it in writing if you are asked to buy expensive meters yourself.

Licences, permits and what FM will not let you do
Dubai buildings use permits for electrical isolation, hot work, confined spaces and roof access. A technician who “just does it” because that was normal on an Indian site will fail induction. You may need extra cards after joining (first aid, working at height). Employers usually arrange those. Anyone in India selling a pack of “Dubai FM licences” as a visa condition is not following normal process.
Lift work and fire-pump major overhauls are often OEM or specialist subcontractor jobs. Do not claim you overhaul lifts if you only reset a jammed door. FM companies audit claims after the first serious call-out.
Leave, tickets and covering shifts
FM never fully shuts. Annual leave depends on the labour contract and who covers your building. Ask whether leave is blocked in summer, during Expo-style peaks, or during Ramadan — practices differ. Return tickets, if promised, must state frequency and destination airport. “Ticket after two years if performance is good” is not a ticket.
